There are many condo developments across the GTA and they have to comply with a set of rules and regulations. Hudak not supportive of LRT! What does this mean for You?

Tim Hudak has announced his ambitions towards improving subway service and existing GO stations. This comes as a major development in the race for Ontario provincial premier. Mississauga mayor Hazel Mccallion was shocked by the statement Hudak made claiming that subways investment cost four times as much as the dedication to the LRT. The LRT is proposed to run from Queen street in Brampton south to Lakeshore road in Mississauga. The long term action plan of the LRT is scheduled for projected completion in 2022 pending appropriate funding. What does this mean for the residents of Mississauga? While the worry of Mississauga residents is evident of their city becoming over flooded with buildings, the image of Lake Ontario will remain. A proposed 22 floor tower that was to be constructed along the shores of lake Ontario will no longer take place. It was evident residents did not want, nor need, a tower of that stature along lake side. What was once the sight of the Ontario Power Generating Station is now an open field of ideas coming forth. Pino Di Mascio, who is a partner of Urban Strategies consulting firm, has a vision to make Lakeview a central place for Mississauga residents. Many proposals were given with some modifications made. DEVELOPMENT CHARGE INCREASE IN MISSISSAUGA!!!

In an effort to help pay for infrastructure costs development charges will increase up to 54%. Those looking to purchase a newly constructed house will have to dig even deeper in their pocket. A 54% increase in development charges will result in a rising fee upwards of $10,000. While the 54% seems steep, another proposal for a 75% increase in charges for multiple separate housing units. At the end of the day here are your final charges; New house buyers will be paying $26,110 Apartments will increase to $17,326   Mississauga has the highest average home price in Canada with $522,804. It is important to note that while costs maybe high and an extra $10,000 out of your pocket may appear costly, Mississauga is still becoming the prime location for new home buyers in the Greater Toronto Area. Half Price Mansion

Half Price Mansion? Any Buyers? A Mississauga mansion that was originally listed at $8 million has been drastically reduced in price. The house has in fact been up for bids in an auction with the bidding beginning at $4 million. The home was initially purchased for roughly $5 million and has undergone $2 million in renovations. While the house has great features including a three car garage, indoor pool, and a gym, perhaps the pricing is still too high.  The home has been up on the market for a year without any buyers, with the owner essentially having no choice but to sell at whatever price would satisfy buyers.  If you're a seller this is an important lesson to accurately determine the market value of your home and the conditions the market is in. Always keep in mind, Half price is indeed 50% off, but when it is 50% of $8 million its time to see how deep your wallet is.
