Reason Behind Growing Demand of Condominiums

Image
There may be many factors behind a strong growth  purchasing power towards condominiums, but the following are the three main reasons: o    Demand for attractive downtown neighbourhoods that are walk-able and have ample access to transit. o    Younger and senior demographics want to live in location-efficient neighbourhoods to reduce commuting struggles. o    The challenge of finding an affordable single-family home in central downtown Toronto. The demand for condos in the GTA have been increasing whether it be ranging from expensive single-family homes to delayed childbearing, all of them are interested in purchasing or renting a condominium. The speed of the construction has been faster than demographic needs. However, several other factors are increasing as well which will thereby slow the construction process. Some of the factors include higher traffic and transit congestion, which draws people to live clos...

TD Bank Forescast Home Prices on the Rise

Image
As if things couldn't get any more expensive, home prices will be on the rise again due to lower interest rates and high demand for homes in Canada. An average of 5% to 6% will be gained for homes by the end of the year. These low interest rates have helped condo buyers with the affordability, but these lower rates sees the returns of previously interested buyers who further drive up the demand. Still as the average prices is increasing, TD economist Diana Petramala believes that we will enter a buyer based market. Bargaining power will grow and price pressure will ease giving buyers more control in the market. Condo prices are also predicted to take a hit as the prices are expected to fall by 2% in the following year, and more construction is already underway to help satisfy the demand of buyers. This price fall will make condos become less appealing as an investment property. Single family homes have already shot up 8% this year with an additional 2% expected by the end o...

June 2014 Real Estate Report

Image
Summer is finally here, which means it’s the busiest season in the real estate market. A report has been released by the Toronto Real Estate Board comparing the numbers from this month to the same time last year. New listings have increased from last year in the first two weeks of June of this year which is good because many are looking to purchase homes in this hot condo market. As a result, sales outpaced the supply of houses on the market which may be an indication that more houses need to be built or people need to start considering locations outside of the GTA. The average sales price in June of the past year for the first two weeks was $535,865 compared to $582,100 today. The prices will only rise from here because of the vast amount of demand for houses. This may cause bidding wars among buyers and skyrocket the price to an amount that the house may not be worth. This is a great sign for sellers to generate as much income as possible from their houses. Stay tun...

Rising Gas Prices = New Location

Image
So the weekend has passed and by now we're all at work still lamenting over the fact that we had to pay a whopping $141 cents on average per litre in and around the GTA. In Mississauga the price soared up to $141.9 cents causing even more empty wallets. This jump in prices is said to be caused from the long distance drives we'll be taking to our cottages in a couple weeks, as well as uneasiness in Iraq. With the Canada day long weekend up ahead you would have to think that the worst may be yet to come. Traditionally on the long weekend gas prices would soar and would not come back down until the following Monday or Tuesday of the week. With these prices always on the rise, many are slowly beginning to abandon their vehicles. High insurance costs coupled with high prices at the pumps leaves that new car smell sitting in your driveway. Looking forward now, its no wonder condo's are selling the way they are. Buying a home on the outskirts of Toronto or Mississauga means ...

Condos for Baby Boomer's and Young Adults

Image
There is an ever increasing popularity of condos amongst the general public which has two demographics who are primarily interested in this style of living. Young adults and baby  boomer's  account for most condo purchases or rentals. For young adults, in the mid to low twenties, they are purchasing condos to be close to urban activities and since many are choosing to live a car-free lifestyle, condominiums are the choice for them. If you’re a young adult you should consider renting your condo rather than buying because generally young adults move out of condos after five years to find a bigger place. This is common with people wanting to start a family who decide to purchase houses to grow into. If you do purchase the condo, you can use it as an investment after you move out of the place. Looking at the baby  boomer's , there are a vast amount of them moving into condos as well. For baby  boomer's  they are primarily looking to downsize and ...

Great Home Sales in May for GTA!!

Image
The housing market in the GTA has seen a great increase in an annual period. Last year at this time the average selling price was upwards of  $540,000. Looking ahead to present day, the current average selling price for May was now $585,000. Condo's seekers were on the rise as well, as those who were essentially pushed out of the housing market due to steep prices, didn't mind settling for a condo. Overall the unit sales were up for both condos and homes as well; Houses Increased 13% Condos Increased 8.4% Active Listings Decreased 9% With the amount of active listings down, this reads competition for any new house and condo buyers. The increase in bidding wars between buyers and prices going well above inflation. Town-homes and semis still saw the most sales through their affordability for buyers.  In looking at the months ahead if your a buyer, now is the time to buy as the average sale pric...

Greener Condo's the Standard

Image
There are many condo developments across the GTA and they have to comply with a set of rules and regulations. The Condos are inspected by architects and engineers of different specializations to ensure they meet the criteria. Condos currently being built in the GTA invest a lot of capital into energy-efficient technology, from solar panels to lighting systems, they try to find as many green appliances they can implement into their designs. Condos built across the GTA must comply with the Toronto Green Standard, which is a two-tier set of performance measures related to sustainable site and building design for public development. These standards also focus on condos that try to create a safer environment for residents in the area. As a result, condo developers are in constant contact with companies that specialize in green building programs to make their condo the most energy efficient. Many developers often exceed the standards which increases the benchmark for new developme...

Lakeview Remodeling

Image
While the worry of Mississauga residents is evident of their city becoming over flooded with buildings, the image of Lake Ontario will remain. A proposed 22 floor tower that was to be constructed along the shores of lake Ontario will no longer take place. It was evident residents did not want, nor need, a tower of that stature along lake side. What was once the sight of the Ontario Power Generating Station is now an open field of ideas coming forth. Pino Di Mascio, who is a partner of Urban Strategies consulting firm, has a vision to make Lakeview a central place for Mississauga residents. Many proposals were given with some modifications made. Overall, here are some of the potential changes upcoming; Residential & Commercial Development Post Secondary Institution Employment Areas New Parks  While this is all new and intriguing, actual implementation for these plans have not begun as yet and will begin to take shape over a 15 year period.  All these changes cre...
