What are some common reasons for why houses sit on the market and see little to no action? Firstly, make sure you know what the average selling period is for your area. It may just be that the average time a house is on the market is lengthy for your area. Make a comparison to see if your home falls within the average range. If your home has been on the market longer than the average period in your area then here are some tips to see that house getting sold!

The first tip is to upgrade the quality of your listing photos. In order to attract attention and get a potential buyer through the doors, the pictures for the listing should aim to be appealing to the buyer. Although it depends, the “general ballpark for a standard shoot—interior and exterior—is around $250 to $500 or more, not including any extras like video”. You get what you give, and that rule is no exception to real estate. The second tip is to make the house as neutral as possible so that potential buyers aren’t distracted and are able to paint their own picture in their minds as to how they would utilize the space. Another thing many people think to do is to reduce the price in hopes of seeing a bidding war. Houses should be priced at market value using the traditional method and if that doesn’t seem to work then it may be in the seller’s best interest to list slightly below market value in order to spark some interest. The key word in that sentence is slightly. Slashing the price too drastically in hopes of creating a bidding war isn’t as successful as it seems, and the traditional method of pricing at market value attracts the right buyer, and manages to avoid stress from both parties involved.
