Toronto - 10th Most Influential City Worldwide.

Image
Despite the numerous ranking in terms of livability and economic stature, Toronto was ranked 10 th  most class city. Toronto is the 10 th  “most necessary” city in the world, a spot it shares with San Francisco and Los Angeles – Forbes Magazine (2014). This study from Forbes states London, New York, and Paris take the top three in this survey. This highlights the city’s stature as financial hub. "Toronto, as the economic capital of Canada, has becomes a focus for international investment into that stable and resource rich country," the introduction to the ranking reads. "It is also among the most diverse cities on the planet -- 46 % of its population is foreign born." While the 10th place ranking doesn't necessarily seem so high, when you consider that a city like Chicago comes in at 20th, it should serve as a reminder that Toronto's stature in the world is secure.

Real Estate – Forever Growing Investment

Image
Bring up the topic of real estate at any gathering this summer, and the questions of housing rates will be shifted towards the increasing property values. According to a weekly survey, Canadian Confidence Index, most Canadians feel confident about housing market outlook. The respondents’ opinions are at the most optimistic rate since 2008. The results are right on mark. It is better to analyse these results after looking back at our city’s history. The average selling price for July 2014 sales was $550,700 — approximately 7.5% compared to July 2013. Looking back 18 years, to July 1996, the average price was $199,856, reflecting an increase of 175%. (Toronto Sun, 2014) While it’s important to note that this  isn't  a direct apples to apples comparison — geographic boundaries and the mix of housing types have changed over time — it does illustrate an indisputable truth: a sensible investment in housing provides strong long-term returns. Further, in 196...

Protect Your New Home’s View by Getting it in Writing!

Mark Weisledar, one of the Top Toronto Real Estate lawyer, advises what to do when one wants to protect their view of the property. Verbal conversations are not sufficient, as for the best negotiation skills, one must always get all the agreements and proof of guarantee in writing. If the view was the main factor towards your attraction to this property, then you need to protect it not just for yourself but for future buyers as well. A stimulating situation in Ottawa shows what happens if you choose the latter. Some people who bought new homes from Monarch Corp. in the Sandgate Ridge community in Nepean, are upset by plans by Monarch to rezone the greens space behind their homes. Monarch wants to build 11 more homes just behind the fifth tee of the Stonebridge Golf and Country Club. The owners of the existing houses claim that they paid a premium for their lots (in some cases $100,000 more than for other homes in the development) because Monarch promised the other land wou...

Reason Behind Growing Demand of Condominiums

Image
There may be many factors behind a strong growth  purchasing power towards condominiums, but the following are the three main reasons: o    Demand for attractive downtown neighbourhoods that are walk-able and have ample access to transit. o    Younger and senior demographics want to live in location-efficient neighbourhoods to reduce commuting struggles. o    The challenge of finding an affordable single-family home in central downtown Toronto. The demand for condos in the GTA have been increasing whether it be ranging from expensive single-family homes to delayed childbearing, all of them are interested in purchasing or renting a condominium. The speed of the construction has been faster than demographic needs. However, several other factors are increasing as well which will thereby slow the construction process. Some of the factors include higher traffic and transit congestion, which draws people to live clos...
